IS THIS PROPERTY IN A GATED COMMUNITY?

No, this property has 300ft of public road frontage and its own entry gate. It does not have HOA fees or HOA obligations.
The design includes a caretaker home. Since salaries are quite affordable, most luxury villa's in the area have a family living on site as permanent caretakers.

HOW IS THE ACCESS?

The property is located 3 miles up from the coastal highway, with the entrance just 10 minutes from Dominical, and 15 minutes from Uvita.
The road up from the highway is steep but quite good in general (remember you are climbing to 2000ft in just 3 miles, to get these incredible ocean views).
About half the road to the property is paved, but the rest will still require 4x4 until it gets paved.
The community maintains the gravel roads in good order, and problems are fixed quickly. There is a yearly voluntary contribution by all homeowners in the area to
maintain the roads in shape.

HOW MUCH ARE THE PROPERTY TAXES?

Costa Rican property taxes are quite affordable. All properties pay 0,25% of the appraised value, annually.
Luxury homes, like this one, have an additional luxury tax, which goes towards building homes for the poor.

WHAT HAPPENS WHEN I AM NOT IN COSTA RICA?

The Crown was designed as a luxury vacation rental. As such we recommend renting out the villa when you are not using it yourself.

CAN I BECOME A RESIDENT IN COSTA RICA?

Yes, through the purchase of a home like this, you would qualify for 'investor' residency status, and can apply for residency in the country, so you do not need to renew your tourist visa.

WHEN CAN YOU START BUILDING, AND HOW LONG WILL IT TAKE?

All utilities are in place, there is legal water and electricity, and the necessary site preparations have been made.
As soon as the PSA is signed, and an earnest deposit has been made, we will go over the design with you, and make final adjustments to the plans before permitting.
During this time, your lawyer can perform any due diligence you may require before finalizing the agreement.

We can start construction as soon as the permit is approved (2-3 months from filing) and the design-build agreement is agreed upon by both parties.
Depending on weather conditions, and adjustments, the building can be completed 24 months after signing of the Sales and Purchase Agreement.

WHO WILL MANAGE THE CONSTRUCTION?

We are offering this home as a design-build agreement. This means you will have a single point of contact for both the design and construction, and you do not need to
worry about construction, finding a contractor, or any problems that may arise.
Our team exists of international and local professionals, with many years of experience in design, engineering and construction.

We will manage everything according to your wishes, following the agreed budget and timelines, so you will receive the turn-key home of your dreams without worries.
You are not required to be in the country during construction, but are of course welcome at any time. We can put a live video feed on site to monitor the entire process if you want.
